THE QUICK ANSWER
What to settle first.
Photograph the door track and interior finishes from safe positions, mark where water was observed and record what could not be seen. Treat exterior source control and interior water-damage work as separate scopes. Ask the assessor to name the inspected materials, inaccessible edges and evidence supporting any proposed drying or removal.
AT A GLANCE
Three points to clarify.
Entry point observation
Record when rain was present, where water appeared at the track and any temporary control already performed.
Interior material edge
Trace only visible changes across the threshold, flooring, trim and wall return; label the concealed boundary unknown.
Two written scopes
Keep door or exterior repair separate from extraction, material access, drying and finish restoration.
01 / PLAN THE CONVERSATION
Capture the event before the surface changes
Take a wide photograph showing the sliding door and nearby floor, then closer views of the track, threshold, trim and visible water line if conditions are safe. Record the date, approximate time, rain conditions and whether water was still entering. A photograph records appearance; it does not establish the path inside an assembly.
Mark furniture, rugs or curtains that limited the view, but do not move heavy wet items solely to complete a worksheet. The first-steps guide can help separate safe documentation from actions that should wait for the appropriate professional.
02 / PLAN THE CONVERSATION
Draw an observed edge and an unknown edge
On a simple room sketch, use a solid line for the furthest safely observed water or finish change. Use a dashed line where the floor runs under trim, a wall return or another inaccessible material. This makes the interior request more useful than saying the whole room is wet or that the visible edge proves the concealed edge is dry.
List each material separately: track, threshold, baseboard, floor finish and any underlayment or cavity that remains inaccessible. The wet-material assessment guide explains why a finish and the adjoining assembly should not be treated as one condition.

Keep weather control outside the cleanup quote
Ask who is evaluating the door, seal, drainage or exterior condition and what temporary measure has been taken. Then ask the restoration provider to state which interior materials it will assess, what access is included and how a new finding would change the written scope. One business may discuss both, but the responsibilities still need separate lines.
Compare proposals using the same sketch and material list. Check whether each includes extraction, access, equipment, monitoring, removal, disposal and restoration, and whether any item is explicitly excluded. Do not compare totals until the same interior boundary is being discussed.
04 / PLAN THE CONVERSATION
Use the next rain event as evidence, not a test plan
If water appears again, append the new time, location and photographs. Do not deliberately expose the opening or delay reasonable source control merely to reproduce the event. Give the updated record to the people assessing the exterior and interior scopes.
Ask the responding provider to confirm availability, assessment charges and the written scope at your address. This guide does not determine the source, prescribe a repair or decide whether a material can remain in place.
YOUR DECISION WORKSHEET
Sliding-door interior boundary map
| Zone | Record safely | Question for the assessor |
|---|---|---|
| Track and threshold | Visible water, debris and temporary control | What source evaluation is outside this scope? |
| Floor and trim | Observed change and furthest visible edge | Which materials will be assessed? |
| Concealed transition | Inaccessible floor, wall or underlayment | What access is included before a decision? |

Your call notes
Questions to ask: Record time and rain conditions. Photograph the track and room context safely. Draw observed and unknown edges differently. Please confirm whether you handle the water removal and drying needs I describe and serve my address, plus any assessment fees and exclusions.
Common questions
Does water at the track prove the door caused all interior moisture?
No. It is an observation to give the appropriate assessor. Source, path and concealed material conditions require property-specific evaluation.
Can a dry-looking floor edge be marked dry?
Not from appearance alone. Record the appearance and ask what was measured, which material was checked and what remained inaccessible.
Should exterior repair and interior drying be one contract?
They may or may not be offered together. Require the responsibilities, exclusions, price terms and authorization process to be clear either way.
